Northwest side. The neighborhood is called Big Oaks. It is near Harlem and Foster. It is a good neighborhood. Not nearly as desirable as Edgebrook but also no Englewood. BTW, Englewood (or at least West Englewood) was a good neighborhood at one time. My mom grew up there and I spent many happy days at grandma's house. Yes, that was many decades ago.

I have a message into a highly successful and trusted local broker. In its current condition I still don't think that any owner-occupier would buy the house as-is, but I could be wrong. Trusted broker should know what to do. Thank you.
Im very familiar with the area as I grew up in Gladstone Park. That is still a desirable neighborhood and, unless it is a true distressed property, I would be surprised if the realtor would steer you away from a traditional sale. For giggles, I looked at Realtor.com and saw that even similar sized homes, not updated and/or in rough condition, are for sale or have sold for no less than $311k recently. Good luck!
