My experience has been never tell your agent anything you don't want the seller's agent/seller to know. They are not your friend and most are only looking to close the sale and move on to the next.

If the NAR settlement is approved, I expect a dramatic change on the buyer side with a list of fees for specific services that eliminates lookie loos from serious buyers, allowing agents to avoid wasting their time while focusing on paying clients' requirements. That will also allow clients to move on from non-performing agents without having a 3 month exclusive agency clause hanging over their heads.

Good luck in your search for a dwelling that fits your needs - be aware there is likely no such thing as a perfect house, just find one that has issues you can live with or fix.
