1. Negotiating outside of MLS on buyer commission will be a thing.
2. Even though buyer commission coverage cannot be listed on MLS , it can be communicated outside of MLS.
3. You can list on MLS certain seller concessions such as covering buyers’s closing costs.
It seems that buyer agents will be impacted the most by this. They may need to adjust to a flat rate or hourly rate or accept a lower %. I don’t see sellers continuing to cover the 2.5-3% buyer fees. At least not in this current environment.
