As you pointed out, vacasa charges a 30% premium. Immediate loss of 30% of your equity.. Ugly. Why not just buy with some like minded friends? I've thought about setting up my own TIC and buying a cabin. Maybe a cabin or townhome in one of the truckee compounds. Split 2 or 4 ways. Not bad. Give each owner a right of first refusal to be bought out. It's my dream anyway...
It is not a 30% premium. They mark up the property by 12%, which isn’t ideal but on day 1 you already have 7 other owners who have paid that same price, so I’d argue that is really the market value. Even if you don’t think of it that way, you’d theoretically make up the 12% after a few years of potential appreciation.

The main thing is you get to buy (not rent and not a timeshare) a portion of a luxury home for a fraction of the cost and for many people it better aligns with their needs as up to 44 nights a year is plenty.

There is a reason they’ve done so many homes using this model and raised money in 2023 at a $1.5 billion valuation.
