Personal Finance (Not Investing) • Preparing property for sale (order of operations)

My tenants are moving out and I am finally selling my townhouse. It's my first time selling.

Built in 2002. Original everything (HVAC, carpet, etc) but newer roof. Zillow estimate 502500. Used to be my primary, but has been a rental for 13 years now.

Should I spend 10,000 on paint, new carpet, and other cosmetic stuff, or lower the price 10,000 and sell it as is without the hassle of hiring contractors.

I guess I will need a relator. Expecting to pay 3% but will try for 2.5%. I guess I can pick any agent with a couple of decades of experience from a nationally known company. Hoping to avoid paying the buyer agent, but we'll see how that will work out

Should I start painting or interview some relators first. What do I ask? Anything else I need to do or consider.
