Depending on your neighbors and your neighborhood, buying a $300,000 home with cash may be unremarkable. In high cost areas, people might save up that amount just to make a down payment. I’m guessing you’re looking at a low or moderate cost area inhabited by well-compensated residents.

Recommend against emulation. Do what makes sense for your happiness and security.
